A dominant 500,000 square foot regional shopping center at Crenshaw Blvd. and Pacific Coast Highway, anchored by Whole Foods, Trader Joes, AMC Theaters, 24 Hour Fitness, BevMo, Bed Bath & Beyond and more.

 

The Challenge

The shopping center, at the cusp of Torrance and Palos Verdes, was attracting fewer ‘fresh’ and dynamic retail concepts than some of the other Beach Cities.  And while the center had long kept a low vacancy rate and loyal tenant base, for reasons unrelated to the center (bank consolidation + closure of a restaurant chain) a few key vacancies arose. Compounded with some dated building exteriors, the center was poised for improvement.

The Solution.

To start, CBRE did a complete market analysis, including massive mobile data, and quantified the market opportunity, including a disproportionate number of customers funneled down the hill from the Palos Verdes Peninsula.

Our in-house design studio worked with ownership to leverage the top-tier grocers, box retailers, movie theater, health club, service tenants & restaurants, and position Rolling Hills Plaza as “the Place To Do It All.”  Ownership consulted with CBRE in its refresh of building exteriors, updated signage & wayfinding, outdoor seating, MEP upgrades.

With marketing and refresh in tow, CBRE conducted outreach to a selection of best-in-class local, regional and national retail tenants.

The Outcome

Leveraging close relationships with tenants & brokers, CBRE secured leases with a cutting-edge crop of tenants including: Dry Bar, Sephora, Sidecar Donuts, Exer Health, Nekter Juice, the Joint and more.  The leasing continues to exceed market expectations, maintain a dynamic and stable tenant mix and further position Rolling Hills Plaza as “The Place To Do It All.”
