An Amenity for All: The Shops at Wateridge

Lincoln Property Company in 2016 acquired the 600,000 square foot, 21 acre Wateridge office campus at Slauson & La Cienega.

 

The Challenge

Adjacent to the burgeoning office markets of Playa Vista and Culver City, Wateridge was looking to maximize its desirable larger blocks of office and integrate the campus with the greater westside market. 

A 15,000 square foot, street-facing building was housing a mix of office and service tenants who were not suiting the needs of the on-site office population or surrounding neighborhood.  The lack of on-site amenities was forcing office tenants to travel to other nearby retail centers, instead of staying on campus for lunch.

The Solution

CBRE assisted LPC in a complete refurbishment of the 15,000sf street-facing building, which would be dedicated as a retail building. 

To the support the requirements of restaurant and service tenants, the building would be demo'd down to the shell and new electrical, plumbing, HVAC and other utilities upgraded.  A large mural was painted on the adjacent 24 Hour Fitness building, and communal patio built for outdoor dining. 

Retail way-finding was added to the outdoor office campus and a parking arm moved to support a facilitate a difficult left-turn ingress when heading east on Slauson.

The Outcome

With CBRE's advisory & transaction services, Wateridge was able to attract a slew of office and neighborhood amenities, including Simply Salad, DRNK Coffee, QWENCH Juice, Mike's Pizza, Firehouse Subs, a pediatric dentist and a nail salon.   

The on-site retail collection is a revenue driver that integrates the campus with the community, serves as a strong amenity to the office population and ties Wateridge to the greater westside community.
